The movie is watchable...comparing with bhool bhulaiyaa would be a stupidity as it was a perfect blend of comedy and horror
The second part has a totally different story....The comedy is not that great if you compare with bhool bhulaiyaa and the horror part is only horror for those who have not seen Hollywood horror movies
